It is suggested to annually lube, adjusted and to conduct a safety check on your garage door system. While broken springs and other accidents cannot be totally avoided, an annual maintenance can find many of problems before they cause your garage door to break with your car stuck inside.

MAINTENANCE AND TUNE UP SERVICES
- Check door balance and adjust spring tension
- Check and tighten loose bolts and hinges
- Check cables signs of fatigue or fraying
- Check worn out or ineffective rollers
- Check door tracks damage and realign as needed
- Make sure door properly opens and closes on
it's track
- Lube and adjust as needed
- Test operator force and limit settings
- Make sure wall button and remotes work properly
- Make sure photocell sensors working and adjusted properly
- Inspect and adjust garage door operator belt or chain tension
- Inspect and replace broken motor parts as needed.
MAINTENANCE FREQUENCY
Annual garage door maintenance is recommended for most homes that are regularly opening and closing their garage doors. If your garage door is not used often, you may be able to wait longer between maintenance.
COMMERCIAL AND MULTIFAMILY GARAGE DOORS
If your garage door is used frequently like in a condominium, townhouse, apartment building, or commercial property semi-annual scheduled maintenance is recommended. Regular maintenance will save you time, money, and frustration.
